Local governments in Homestead, Cutler Bay and Florida City are moving toward September budget hearings as officials consider property-tax rates for the 2026-2027 fiscal year.

Homestead residents could see a slightly higher property-tax rate under the city's latest budget proposal. During an Aug. 27 workshop, the Homestead City Council reviewed a proposed millage rate of 6.0567 mills. The figure is lower than the previously advertised not-to-exceed rate of 6.3945 mills but higher than the current rate of 5.9604 mills.

The proposed budget includes funding for five additional police officers, according to information presented during the workshop.

The rate remains subject to adoption during two public budget hearings.

The first hearing is scheduled for Sept. 8 at 5:30 p.m. The final hearing is scheduled for Sept. 23 at 5:01 p.m. Both will take place in the Council Chambers at Homestead City Hall.

Cutler Bay

The Cutler Bay Town Council has established a maximum proposed millage rate of 2.9143 mills. The figure is a ceiling and not necessarily the rate the Council will ultimately adopt. Town staff prepared the proposed budget using Cutler Bay's current operating rate of 2.8332 mills.

Council members may adopt a rate below the 2.9143-mill ceiling during the budget process.

Cutler Bay's first public budget hearing is scheduled for Sept. 8 at 6 p.m. The second hearing is scheduled for Sept. 22 at 6 p.m. Both will be held at Cutler Bay Town Hall.

SUBHEAD:

Florida City

Florida City's tentative millage rate for fiscal year 2027 is 6.8417 mills, according to city information.

The rate is unchanged from the previous fiscal year and will return for consideration during the city's upcoming budget-hearing process.

One mill represents $1 in property tax for every $1,000 of taxable property value. A property owner's final municipal tax bill will depend on the adopted rate, the property's taxable value and any applicable exemptions

Homestead residents could see a slightly higher property-tax rate under the city's latest budget proposal.
